Types of ADUs

Detached
Unit

A new physically separated 1 or 2 story ADU structure. Full Kitchens, Studios, 1 & 2+ Bedrooms available up to 1200sf+.  Typically provides the most Architectural design flexibility, including layout for use and   privacy between homes with creative Site Plan, Floor Plan and Landscape Plan design.  This also typically causes the least disruption to your life during construction, and will require expanding site utilities. Planning, Permit and Utility Fees vary by municipality.

Garage
Conversion

Convert your existing garage into an ADU. Full  Kitchens or Kitchenettes, Studios or small 1 bedroom without addition.  Expansion to 1200sf+ for 2+ Bedrooms. Options whether the Garage is attached or detached.  You can also tear down your existing garage and replace it with an all new 1 or 2 story ADU structure. Structural and Utilities requirements vary by design.  Replacing the garage may be optional depending on your proximity to transit. Planning, Permit and Utility Fees vary by municipality.

Attached Addition

Add new rooms attached to the existing house. Full Kitchens or Kitchenettes, Studios or small 1 bedroom without addition.  Expansion to 1200sf+ for 2+ Bedrooms.  Can be connected with “lock-off” for multi-purpose use. Structural consideration vary by design. Typically allows for easier utility connect to existing infrastructure but may trigger other fire sprinkler and water utility additions or expansions.  Planning, Permit and Utility Fees vary by municipality.

Junior ADU

Convert existing rooms WITHIN your home to ADUs’.  Bedrooms with shared kitchens or Kitchenettes, or Studios up to 450 sf. Typically, no Structural factors. Typically allows for easier utility connect to existing infrastructure and NO additional fire sprinkler and water utility additions or expansions. Planning, Permit and Utility Fees are typically the lowest.
